The rules for using this website, and what the property information on it means. The agreement you sign with us covers the work itself.
The short version
- These terms cover the website. Not our services. If you have signed an agency agreement or a tenancy with us, that document governs the work and wins if the two ever disagree.
- Property details are prepared in good faith but form no part of any contract. Check anything that matters to your decision before you commit to it.
- A valuation is an opinion, not a promise, and making an enquiry does not reserve a property or take it off the market.
- Nothing here removes rights you have by law. Where a term below would conflict with your statutory rights as a consumer, those rights come first.
01Who these terms are with

02Using the site means accepting these terms
By using this website you agree to what is set out here. If you do not agree with it, please do not use the site.
We recommend you keep a copy. These terms are only available in English, and any contract formed under them will be in English.
03What this page does not cover
These are terms for using a website. They are not the terms on which we do the work.
- Agency services. If you instruct us to let or sell a property, that is governed by the agency agreement you sign, which sets out our fees, the notice period and everything else that matters commercially
- Tenancies. Governed by your tenancy agreement and the law that sits behind it
- Mortgages and finance. Handled by LLH Financial, who are a different company and work under their own terms rather than ours
Where any of those documents says something different from this page, that document wins. A signed agreement is not overridden by a web page, and we would not try to argue otherwise.
04Property information on this site
Everything we publish about a property is prepared in good faith and checked as far as we reasonably can. It is still information about somebody else's building, given to us by them, and it is not a survey.
- Measurements and floor areas are approximate and are given as a guide to layout, not as exact dimensions
- Photographs show parts of a property at a moment in time. Furniture and contents shown are not necessarily included
- Appliances, heating, plumbing, electrics and other services have not been tested by us, and we make no representation that they are in working order
- Floor plans are for guidance and are not to scale
- References to planning permission, building regulations, tenure, service charges, council tax bands or rights of way come from the seller or landlord and should be checked with your own solicitor
None of this forms part of any offer or contract. Nobody at LLH Residential has authority to make or give any representation or warranty about a property.
If something about a property matters to your decision, ask us and then verify it yourself, or have your solicitor or surveyor verify it, before you commit.
We remove or update listings as soon as we are told the position has changed, but a property may be under offer, let or withdrawn before the site catches up.
05Valuations and enquiries
A valuation from us is our opinion of what a property is likely to achieve in the current market, based on what we can see and what we know of local sales and lettings. It is not a formal valuation for lending or probate purposes, and it is not a guarantee of any price or rent.
Making an enquiry, booking a viewing or registering for alerts does not reserve a property, take it off the market, or create any agreement between us. Properties stay available until a landlord or seller says otherwise.
06Registering for property alerts
If you give us your details to hear about properties, you are asking us to contact you about them. You can stop that at any time, and the marketing section of our privacy policy explains how.
Give us details that are accurate and yours. We may stop sending alerts, without notice, if the address bounces, if nobody has opened one in a long time, or if the details turn out not to belong to the person using them.
07How you may not use the site
Use it to look at properties, get in touch, and read what we publish. Do not:
- Copy, scrape or systematically extract listings, photographs or descriptions, whether by hand or with software
- Republish our property content on another website or portal without our written permission
- Submit false details, or make an enquiry on somebody else's behalf without their knowledge
- Send anything containing a virus or any other harmful code
- Attempt to gain access to any part of the site, server or database you are not meant to reach
- Do anything that interferes with the site working properly for anybody else
We may withdraw access without notice if any of the above happens, and where the law requires it, report it.
08Who owns what is on the site
The text, photographs, floor plans, layout, design and the LLH Residential name and logo belong to us or to whoever licensed them to us, and are protected by copyright and trade mark law.
You may look at any of it, and print or download a copy for your own personal use while you are looking for a property. You may not use any of it commercially, and you may not remove anything identifying us as the source.
Some photographs and floor plans belong to third parties who supplied them, including property owners and photographers. Being able to see something on this site does not mean you have a licence to use it.
09Links to other websites
Where we link out, including to LLH Financial and to the property portals, we do it because we think it is useful. We do not control those sites and we are not responsible for what is on them or what happens to you there. Once you leave this site their terms and their privacy policy apply, not ours.
You may link to our home page if you do it fairly and without suggesting an association or endorsement that does not exist. Do not frame our pages inside another site.
10The site will not always be available
We do not promise this website will be available without interruption. It may be unavailable for maintenance, or because something outside our control has gone wrong, and we may change or withdraw any part of it without notice.
We are also entitled to change these terms. The date at the top of the page is when they last changed, and the version on the site is the one that applies to your use of it.
11Security and your own devices
We take reasonable care with this site, but we cannot guarantee it will be free of anything harmful. Keeping your own device, software and internet connection secure is down to you, including running whatever virus protection you think appropriate.
12Our responsibility for loss or damage
We do not exclude, and cannot exclude, our liability to you where it would be unlawful to do so. That includes liability for death or personal injury caused by our negligence, and liability for fraud or fraudulent misrepresentation.
If you are a consumer, nothing on this page affects your statutory rights. Where anything here would conflict with those rights, your rights come first.
Beyond that, and to the extent the law allows:
- We are not responsible for loss you suffer through relying on property information published on this site, without having checked it as section 4 asks you to
- We are not responsible for the site being unavailable, or for anything you lose because it was
- We are not responsible for anything on a website we have linked to
- If you use this site for any business purpose, we are not responsible for loss of profit, loss of business, business interruption or loss of a business opportunity
Where we are responsible for something, we are responsible for loss that was a foreseeable result of it. Loss is foreseeable if it was obvious it would happen, or if both of us knew at the time that it might.
13Your information
What we do with the information you give us, who we share it with, how long we keep it and what you can ask us to do about it are all set out in our privacy policy. Using this site means that policy applies to you.
14If something goes wrong
Tell us. Email [email protected] or ring the office, and we will look into it and reply.
If you are not satisfied with how we deal with it, we are a member of an independent redress scheme, Property Redress Scheme - PRS009098, and you can take a complaint about our service to them once we have had a chance to answer it. Complaints about your information can also go to the Information Commissioner's Office, as our privacy policy explains.
15Which law applies
These terms are governed by the law of England and Wales, and any dispute about them can be dealt with by the courts of England and Wales.
If you live in Scotland or Northern Ireland, you keep the right to bring proceedings in your own country, and to rely on any protection your local law gives you as a consumer.
