Arranged by LLH Financial, a separate company with the same owner. They are regulated for lending. We are not.
Please make borrowing decisions carefully. Property or other assets offered as security may be at risk if you cannot keep up with repayments.
Specialist and property-backed lending rather than high street mortgages.
For landlords buying, remortgaging or moving a property into a company name.
Short term lending for when the timing will not wait for a normal mortgage.
For premises you intend to let out, and for premises you intend to trade from.
Funding drawn down in stages as the work progresses rather than handed over in one go at the start.
Lending against the business rather than against a property, for when the money is needed for the trade rather than the bricks.
This page describes what LLH Financial arrange. It is not advice and nothing on it is a recommendation. Which of these suits you, or whether any of them do, depends on your circumstances, and that is a conversation to have with them rather than with us.
Five situations where the lending is the hard part.
You have found the next one before you have sold this one.
Bridging
The property will not pass a lender's survey until the work is done.
Bridging, then a buy-to-let mortgage
Planning is granted and the build needs funding in stages.
Development finance
You are moving properties into a limited company.
Limited company buy-to-let
The fixed rate is ending and nobody has looked at it yet.
Buy-to-let remortgage
If one of these is you, that is the conversation to start. If none of them are, they will tell you that too.
Three steps, and a straight answer about what we see and what we do not.
Step one
The button on this page opens LLH Financial's own site. You start the conversation with the people who are regulated to have it.
Step two
What you own, what you are buying and how it would be funded. Those questions are theirs, and so are the answers.
Step three
No forwarding, no relaying, no sitting in on the decision. If you want us to know how it went, you tell us.
A tag on the link, telling them the introduction came from this website. Nothing else travels with you.
What you earn, what you owe, your credit file, the terms you are offered, or whether you are turned down.
If you would rather we made the call than clicked the button yourself, ask and we will, with your name and number and nothing further attached to it.
The two companies share an owner. They do not share your file. If that ever changes, this page changes with it.
Set out in full, at the size you read everything else on this page.
Who we are. LLH Residential is an estate and letting agent. We are not authorised by the Financial Conduct Authority, and we do not advise on, arrange or recommend mortgages, loans or any other form of credit.
Who is regulated. LLH Financial Services Ltd is a credit broker, registered with the Financial Conduct Authority under number 1010471, trading under the permissions of White Rose Finance Group Limited, number 630772. You can look either of them up at register.fca.org.uk.
How the two are connected. One person owns both businesses. They remain separate companies with separate obligations, and our being mentioned on the same website gives us none of their permissions.
What we are paid. REFERRAL FEE POSITION GOES HERE. State whether LLH Residential receives a payment for introducing you, and if it does, how much and when it is paid.
If you want to complain. Anything to do with the lending itself is theirs to answer, so it goes to LLH Financial and then to White Rose Finance Group as their principal. Anything to do with our sales or lettings work comes to us, and if we cannot settle it, to REDRESS SCHEME NAME.
Nothing here is advice. This page exists to tell you the finance side exists and who runs it. It carries no rates, no comparisons and no suggestion that any product suits you. Whether one does is a question for LLH Financial, and not for your estate agent.
