The difference is how much you want to be involved, and how much certainty you want about the rent.

One fee. We find the tenant and hand you the keys and the paperwork.
All fees are quoted VAT POSITION HERE, for example "plus VAT at 20%" or "inclusive of VAT".
SET-UP FEES HERE, for example tenancy set-up, inventory, check-in, check-out and renewal charges, or "no set-up fee".
Full management and guaranteed rent are subject to MINIMUM TERM. A full fee schedule is available on request.
The dates that get landlords fined.
We track every one of these from the day we take the property on, and book the renewals before they lapse. Most landlords managing their own property find out one has expired at the worst possible moment.

Gas safety check
Required every year where there is a gas appliance, and the certificate has to reach the tenant.
5 years
Electrical safety report
An EICR by a qualified electrician, with a copy to the tenant and any remedial work done.
10 years
Energy performance certificate
Valid for ten years, and there is a minimum rating below which a property cannot be let. Currently E in England.

Smoke and carbon monoxide alarms
Tested on the first day of the tenancy, with the right alarms on the right floors and by the right appliances.

Deposit protection
The deposit goes into a government approved scheme within thirty days and the prescribed information goes to the tenant. This is the one that costs the most to get wrong: it can block a section 21 notice and expose the landlord to a penalty of up to three times the deposit.

What does it cost?
Let only is four weeks rent. Full management is 12% a month plus two weeks rent to find the tenant. Guaranteed rent is quoted per property, because the figure we are willing to commit to every month is the thing that sets it.

How long will it take to let?
That depends on the asking rent, the condition and the time of year. Any agent who gives you a number before seeing the property is guessing.
At the valuation we will show you what comparable flats nearby went for, and how long each one sat before it went.
I already have an agent. Can I switch?
Usually yes, but read your current agreement first. The two things that matter are the notice period and whether commission is still owed on a tenant they introduced.
Send it over and we will go through it with you before you give notice to anyone.
Do I need to be there for viewings?
No. We hold the keys and run the viewings ourselves. Plenty of landlords never see the property between handing us the keys and the tenant moving in.
Who holds the deposit?
Neither of us. It sits in one of the government backed deposit schemes, protected inside the statutory window, with the paperwork served on the tenant at the same time. We use SCHEME NAME.
What happens if the tenant stops paying?
We chase it from the first day it is late rather than waiting for the month to end, and you hear about it at the same time we do.
If you would rather not have that conversation at all, guaranteed rent lands in your account on schedule whether the tenant has paid or not. That is the whole point of it.
Do you only do lettings?
Lettings and management are the bulk of what we do, but we handle sales as well, and it is the same team either way. If you are weighing up whether to sell or let, say so at the valuation and we will give you both numbers.
